Terms and conditions

Booking
Confirmation of the booking will be made and the holiday period reserved on receipt of the Booking Form and a deposit of one third of the holiday rental fee.

Once confirmation is made and the deposit received then an agreement exists on these terms and conditions.

Balance
The balance of the holiday rental fee less any deposit will be payable 6 weeks before the start date of the holiday and failure to make payment will result in the cancellation of the holiday and retention of the deposit.

Cancellation
You may cancel your booking at any time but you may remain liable for the full balance of the holiday rental fee, unless cancellation is due to:

  • Illness or death of a party member or immediate family member; and
  • Notification of the cancellation is received in writing not less than 48 hours before the start of the holiday.

The refund will amount to the holiday cost less the deposit of 1/3.

Please note that this does not amount to any scheme of cancellation or travel insurance and you should obtain your own insurance cover for the holiday.

Arrival and Departure

The holiday rental period begins at 4.00pm on the first day of the booking period and end at 10.00am on the day of the departure. If your stay extends beyond this period you may be subject to a charge for the additional days.

Condition
You must ensure that the flat is left in a clean and tidy condition on your departure at the end of your holiday.

You are required to leave furniture and effects at the end of the holiday period in the rooms or places, which they were at the beginning of the holiday period.

Any damage or breakages to the flat and its furniture and effects should be immediately reported.

Damage to the flat, furnishings and equipment shall be paid for in full and the owner may make a charge for any additional cleaning if this is considered necessary.

Occupation of the Flat

The flat must not be used for any purpose other than that of a holiday.

The number of people staying in the flat must not exceed the maximum number stated in the Booking Form, unless prior consent of the owner is received.

The flat must not be used for any activity or in such a way as to cause nuisance or annoyance to its neighbours or that which may result in the insurance of the flat becoming void.

Termination
The owner reserves the right to terminate the agreement without refund if the behaviour of the holidaymaker is considered unacceptable or if the number of occupants exceeds that stated on the Booking Form, subject to the above.

Tenancy
This agreement is not intended to create the relationship of Landlord and Tenant between the parties. The Licensee shall not be entitled to a new tenancy, or any assured shorthold or assured tenancy or any statutory protection under the Housing Act 1988 or other statutory security of tenure now or upon determination of this agreement.

Complaints
If you have any cause for complaint during your holiday please notify the owner who will make all reasonable efforts to assist and resolve the issue.
